Roof Inspections in Okarche That Show What Your Roof Has Left
We walk your roof, check the attic side when we can, and photograph what we find. Then we sit down with you and explain what's sound, what's wearing out and roughly when it will need work, so you can plan instead of react.

What a Roof Inspection Gives You
A roof rarely fails all at once. Shingles lose granules, sealant strips let go, flashing pulls away from a chimney, and small soft spots grow over a few seasons. An inspection catches those changes while they are still cheap to fix.
Our goal is a clear answer about value over time. A modest repair now might add years to a roof that is otherwise solid. On an older roof, the same money might be better saved toward a replacement. We lay out both paths so you can compare what you spend today with what you get back.
We bring 30+ years of roofing experience to every inspection, and we work under an Oklahoma CIB roofing license. You get an honest read from someone who has seen how these roofs age, not a sales pitch.
Our Inspection Checklist
- Shingle condition
- We watch for bald spots where granules are gone, cracks, curled edges, raised tabs and hail bruises. We also compare slopes, because one side wearing faster than the rest usually traces back to sun exposure or poor ventilation.
- Flashing around openings
- Leaks most often begin where something passes through or meets the roof: chimneys, vent pipes, skylights and walls. We look over the metal, sealant and rubber boots at each one.
- Soft spots in the decking
- As we cross each slope, we pay attention to any flex under our feet. A spot that feels spongy usually means water has gotten into the wood underneath.
- Attic and airflow
- If the attic is reachable, we check for stains, light coming through, wet insulation and heat that has nowhere to go. Weak airflow wears out shingles sooner than most homeowners realize.
- Gutters and runoff
- We make sure gutters are secure, pitched correctly and free of clogs, and that water runs off the edge instead of working back under the shingles. Our gutters page explains our work if yours need attention.
- Pictures and a written report
- We hand you photos of our findings plus a short, plain write-up on the roof's condition, about how long it has left and what to tackle first.
Signs It's Time for an Inspection
Your roof is 15 years or older
Many asphalt roofs start showing their age around this point. An inspection tells you whether yours is aging normally or faster than it should.
A hail or wind storm just passed
Spring storms can bruise shingles without leaving anything you'd notice from the ground. A look soon after helps you decide whether storm damage repair or an insurance claim makes sense.
Granules in the gutters
Gritty, sand-like buildup at the downspouts means shingles are shedding their protective layer.
Stains on ceilings or in the attic
Even a faint ring can mean water has been getting in for a while. Finding the source early keeps the fix small.
You're buying or selling a house
Knowing the roof's condition before closing helps everyone negotiate from facts instead of guesses.
What Affects the Cost of an Inspection
We'll tell you the price by phone before we come out, so there are no surprises. A few things change how long an inspection takes and how much detail it needs.
Roof size and pitch
More square footage means more ground to cover, and steep slopes call for slower, more careful footing. Both add time to getting every section checked and pictured.
Number of features
Several chimneys, skylights, dormers or valleys mean more flashing and joints to check.
Attic access
An easy hatch is quick. A tight crawl space or no access changes what we can see and how we approach it.
Reason for the visit
A routine check is simpler than documenting hail damage for an insurance claim, which needs more photos and notes.
How Inspection Day Goes
- 1
We schedule a time that suits you
You reach us by phone, tell us what you've noticed, and we set a visit. There's no need for you to climb up. If you'd like to stand in the yard and ask questions while we look, that's fine with us.
- 2
Ground and roof walk
We start at ground level looking at the roofline and gutters, then go up with secured ladders and walk each slope. We take photos as we go.
- 3
Attic check
If there's safe access, we look at the underside of the decking, the insulation and the vents. This often explains what we saw up top.
- 4
We go over the findings with you
We show you the photos and explain what each one means in plain terms. You'll hear whether the roof needs nothing, a roof repair, or planning toward a roof replacement, and roughly how soon.

What People Ask About Roof Inspections
How often does my roof need an inspection?
Every year or two works well for most homes, plus an extra check after a bad hail or wind storm. If your roof has some age on it, a yearly visit is worth it. Checking on a schedule lets you set money aside for work before it surprises you.
Are you going to push a new roof on me?
No. When a repair will keep your roof going for several more good years, that's what we tell you. Replacement only comes up when the math shows ongoing repairs would cost you more than they return.
How long does an inspection take?
About an hour on an average house. Bigger roofs with lots of valleys or dormers take a bit more time. We go over everything we noticed with you before we leave.
Is an inspection useful for an insurance claim?
It is. The photos and notes we take show the damage and what most likely caused it. We'll explain our findings, though the coverage call belongs to your adjuster.
What if you turn up a problem?
You'll see the photo, hear what it means and get your choices. If repair or replacement makes sense, we lay out what each one costs and roughly how long it should last, and you decide from there.
