ServicesRoof Replacement
Roof Replacement in Okarche, Planned for the Long Run
A new roof is one of the bigger checks you will write for your home. We help you spend it well, comparing materials by what they cost now, how long they last and what they need along the way, so the roof you choose still makes sense years from now.

When a New Roof Is the Right Call
Not every tired roof needs replacing. Sometimes a solid roof repair buys you several good years, and we will tell you when that is the smarter spend. Replacement makes sense when the shingles are near the end of their life, when repairs keep stacking up, or when damage is spread across most of the roof instead of one spot.
Our 30+ years of roofing experience have taught us that the cheapest roof today is rarely the cheapest roof over twenty years. So we put the options side by side: what each one costs to install, how long it is likely to last, and how it stands up to hail, wind and hard summer sun. Then you decide, with the numbers in front of you.
What Your Roof Replacement Includes
Full tear-off to the deck
We remove the old shingles and underlayment down to the wood. Laying new shingles over old ones hides problems and shortens the life of the new roof.
Deck check and board replacement
With the deck bare, we look for soft, stained or delaminated boards. We show you what we find and replace only what needs it, priced per board in your estimate.
Underlayment and leak barriers
New synthetic underlayment goes across the whole roof, with a self-sealing leak barrier at the eaves, valleys and around penetrations where water tends to find its way in.
New flashing, drip edge and vents
Old flashing gets replaced, not reused. We also check attic ventilation, because a roof that can breathe holds up longer and keeps upstairs rooms more comfortable.
Cleanup and magnet sweep
We protect shrubs and siding during the work, haul away the debris and run a magnet over the yard and driveway for stray nails before we leave.
Lifetime warranty
Our roof replacements come with a lifetime warranty. We will walk you through the details on the phone so you know where you stand.
How to Tell Your Roof Is Nearing Replacement
Your roof has some age on it
An asphalt shingle roof usually lasts roughly fifteen to twenty-five years, depending on the shingle and the weather it has faced. If yours falls in that window, start planning now rather than waiting for a leak to decide for you.
Grit collecting in the gutters
Aging shingles lose their sandy top coat. When granules heap up at the downspouts, the asphalt below is left open to the sun.
Cupped, cracked or missing shingles
When shingles curl, split or fall off in more than one area, the whole roof is wearing out rather than one weak spot.
Repairs that keep coming
If leaks have popped up in different spots over the past few years, that repair money may go further toward a roof that won't need patching.
Hail damage across the roof
Spring storms in Oklahoma can dent and soften shingles over an entire slope. If most of the roof took hits, replacing it is often the honest call. See our storm damage repair page for your first steps.
How Your Replacement Goes, Start to Finish
- 1
A conversation and a visit
You tell us what is going on with your roof by phone, and we set a time to come look. We check the shingles, flashing, attic and decking from below where we can.
- 2
A written estimate with options
You get a line-item estimate showing two or more material choices, with their expected lifespan and upkeep next to the price. No pressure to pick the top one.
- 3
Permit and scheduling
We work under our Oklahoma CIB roofing license and pull the permit where your town requires one. We pick a start date with a clear weather window and let you know ahead of time.
- 4
Tear-off and install
Most homes are done in one to two days. We tear off and dry in each section the same day, so your home is never left open overnight.
- 5
Final walk-through
We walk the roof and yard with you, answer questions and point out anything worth keeping an eye on down the road.
What Moves the Price of a New Roof
Every roof is priced on its own size, shape and condition, which is why we look before we quote. The biggest swing usually comes from the material you choose, and that is also where long-term value is won or lost. Here is what we weigh.
- Roof size and pitch
- More squares of roof mean more material and labor. Steep slopes take extra safety setup and slower work.
- Material choice
- Standard architectural shingles cost less up front. Impact-rated shingles or metal cost more but can last longer and hold up better to hail, which may also matter to your insurance.
- Layers to remove
- A roof with two old layers takes more time and disposal than one.
- Deck condition
- Rotted or weak boards are only known once the old roof is off. We price replacement boards per piece in advance so there are no surprises.
- Flashing, vents and details
- Chimneys, skylights, valleys and added ventilation all add work, and all affect how long the roof lasts.
Roof Replacement Questions

How do I know if I need a new roof or just a repair?
We look at the age of the shingles, how widespread the wear is, and what repairs have already been done. If a repair will hold up for several more years at a fair cost, we will say so. If you would be paying for repairs on a roof that is nearly finished anyway, we will show you why replacement is the better value.
Which roofing material gives the best value?
It depends on how long you plan to stay in your home and how much weather your roof takes. Architectural shingles are a solid middle ground. Impact-rated shingles and metal cost more now but often last longer and need less attention after hail. We lay out the cost per year of expected life so you can compare fairly.
Can you put new shingles over my old ones?
We do full tear-offs. Covering an old roof hides damaged decking, adds weight and usually shortens the life of the new shingles, which works against the value you are paying for.
Will my insurance pay for a new roof?
If the roof was damaged by a covered event like hail or wind, it may. We can document what we see with photos and explain the process, but your adjuster makes the coverage decision. If the roof is simply old, insurance generally does not cover it.
Do I need to be home during the work?
Not the whole time. We like to talk with you at the start and do the walk-through together at the end. Expect some noise, and it helps to move cars out of the driveway and take fragile items off interior walls.
What warranty comes with a new roof?
Our roof replacements come with a lifetime warranty. We will go over the details with you on the phone and before work begins.
